Understanding Your Holiday Home Running Costs

We believe in transparency, and we want to ensure you have a clear understanding of the ongoing costs associated with owning a holiday home before making your purchase.

Below, you’ll find details of the running costs to help you plan accordingly.

Site Fees

The site fees for our three parks vary depending on the location of your holiday home, which park it’s located in, the pitch itself, and the type of holiday home (caravan vs lodge).

For example, our 2025 season site fees were:

  • Whiteford Bay: £4,526
  • Greenways of Gower / Green Meadow (standard pitches): £4,720
  • Greenways / Green Meadow (premium caravan pitches): £4,920
  • Lodge pitches (standard): £6,240
  • Lodge pitches (premium): £6,510

These prices reflect our discounted rate based on payment made in full and on time. T&Cs apply.

Please note: Site fees may increase each year due to inflation.

What Do Site Fees Cover? ℹ️

  • Park maintenance and landscaping
  • General refuse collection
  • Security, infrastructure, and on-site services

Utilities

Electricity: Your electricity usage is metered at your caravan, ensuring you only pay for what you use.

Water: Water is shared throughout the park. For reference, the average water cost for the 2025 season was under £100 per pitch.

Insurance

All holiday home owners are required to have insurance. Similar to any significant investment, it’s important to protect your holiday home against potential risks such as fire, flooding, and weather-related damage.

Gas Bottles

All holiday homes must have two gas bottles on the pitch at all times to ensure you never run out unexpectedly. Prices vary by size:

  • 19kg – £55
  • 47kg – £106

Winter Drain Down

We strongly recommend that all owners arrange for a winter drain down to prevent potential damage during colder months.

We can provide details of trusted local plumbers and gas engineers, or you’re welcome to use a professional of your choice.

Note: Ensure the work is carried out by a qualified professional, as many insurance policies will not cover damage caused by improper winterization.
