- Holiday use only: not a permanent residence.
- Pitch fees: reviewed annually; due on park-specific dates.
- No subletting: hiring is not permitted.
- Insurance: minimum £5m public liability; new-for-old or market value cover.
- Seasonal access: brief January closures (see below).

Annual Pitch Fee Information
Annual pitch fees vary by park, pitch location, and by the type of holiday home or lodge. Full details are issued annually by invoice.

Pitch fees remain payable during periods of park closure or restricted access and are governed by the terms of this Licence Agreement.

When the Agreement Period ends, you must arrange for the caravan to be removed from the park unless a new agreement is made. Neither party is obliged to enter a new agreement.
The Pitch Fee funds year-round park operations, including periods when you are not on site or when the park is closed. In rare cases, law or regulation may require an Exceptional Park Closure or Withdrawal of Services; fees remain due during such periods.
Key Clauses
- Transfer Fee (On-Pitch Private Sale): 15% of the resale price achieved plus VAT. Minimum £2,166.67 + VAT (index-linked to RPI from Jan 2024). “Resale Price” includes the buyer’s total payment for the caravan, included fixtures/fittings/property, and the right to a new Licence Agreement (clause 6.2.7).
- Right to Replace Caravan: replacement only following destruction by fire, natural disaster, or similar occurrence.
- No Use as a Permanent Residence: holidays/recreation only (see clauses 4.2, 11.1, 11.2).
- Seasonal Access: open year-round except:
- Greenways & Green Meadow: 3–31 January
- Whiteford Bay: second Sunday in January to 31 January
- Park Rules: compliance required as supplied.
- Insurance: you must insure at your expense (clauses 4.5–4.6). Choose one:

- Hiring/Subletting: not permitted.
- Skirting: professionally skirt with a solid wooden surround (clause 4.18).
- Pitch Services:
- Water & sewerage — additional charge (see annual fees)
- Electricity — additional charge (see annual fees)
- Gas (LPG) — additional charge (purchased from head office)
- Personal Data: processed per law for purposes related to this agreement; may be shared with associated businesses/third parties who work for us, or where required by law.
