Step 1
Choose the Right Park and Holiday Home
The first step is finding the park and holiday home that best suit your lifestyle. Premier Leisure Parks operates three distinct holiday parks — Greenways of Gower, Green Meadow, and Whiteford Bay. Each offers a different setting, atmosphere, and community.
When you buy a holiday home, you're not just choosing a caravan — you're choosing where you'll spend your downtime and create lasting memories.
Please note: We like to get to know our owners. For this reason, we will always arrange a meeting with the Park Manager before proceeding with a sale.
Step 2
Understand Running Costs and Key Information
Before paying a deposit or signing any paperwork, it's important to understand the ongoing costs and conditions associated with holiday home ownership.
Pitch Fees
Pitch fees are an annual charge covering grounds maintenance, roads, staffing, and shared services. Fees vary by park, pitch location, and holiday home type, and are reviewed annually.

Discount Rate Explained
Site fees are issued at a discounted rate, conditional on payment being received by the deadline on the invoice. Where payment is received late, the discount is withdrawn and an additional invoice is raised for the difference. The discounted amount cannot be applied retrospectively.
What Pitch Fees Cover
- Maintenance & repairs — paths, facilities, equipment and infrastructure.
- Staff & management — grounds, office, maintenance, and security teams.
- Refurbishments & upgrades — shared amenities, buildings, and facilities.
- Landscaping & grounds — gardens, pathways, trees, and planting.
- Infrastructure & utilities — electrical and water systems, lighting, waste management.
- Community enhancements — play areas, picnic spots, and security features.
Utilities
Electricity is metered individually — you only pay for what you use. Gas is supplied via bottled propane ordered through our head office. Water is charged as a fixed annual amount shared evenly across the park.
Electricity
Each caravan has its own dedicated electric meter. Readings are typically taken at the end of the season or as required, and you'll receive an itemised bill based on your individual usage. Rates may vary year to year depending on supplier costs.
Gas
Gas is supplied by bottled propane, managed through our head office. Order bottles during office hours (Mon–Fri, 9:00–16:00) for on-pitch delivery. Outside office hours, contact the Park Manager within social hours.
- Keep two bottles connected at all times — one in use, one as standby.
- Order a replacement as soon as your second bottle is switched in to avoid running out.
Water
Water is billed as a fixed annual charge for simplicity and fairness. While we monitor section-wide usage via meters, the overall cost is divided evenly between all caravans on the park — no need to monitor usage individually, and charges remain predictable throughout the season.
Insurance
Holiday home insurance is mandatory. You may choose your own insurer, but proof of cover must be provided annually. We recommend Leisuredays Insurance — if you insure through them, no administration fee applies.
Minimum Requirements
- Public liability: at least £5 million, including liability to third parties.
- Cover basis: either New-for-Old (typically caravans up to 10 years old) or Market Value for older caravans.
- Valid documentation: proof of insurance must be provided each year — policy schedule or certificate showing caravan details, cover basis, dates and £5m public liability.
Cover Types Explained
New-for-Old — replaces with a new equivalent if written off. Commonly available up to around 10 years. Usually a higher premium but ensures like-for-like replacement.
Market Value — pays the current value at the time of loss. Suited to older caravans with a lower premium, though the payout reflects depreciation.
Administration Fee
An administration fee applies for annual policy verification in line with your Licence Agreement, except when you insure via Leisuredays. If you choose Leisuredays, our annual admin fee for policy checking is not charged.
Typical Perils Covered
- Accidental damage, fire, theft, storm and flood.
- Public liability (minimum £5m).
- Often includes fixtures/fittings, locks & keys, and emergency accommodation — varies by provider.
Coverage, limits and eligibility vary by insurer and policy. Always review your own documents for full terms and exclusions.
Holiday Use
Our parks are licensed for holiday use only — they cannot be used as a permanent residence. Holiday home owners do not pay council tax on their caravan.
You can use your caravan for leisure, recreation, and holidays at any time of year. There's no fixed limit on how often you visit, but you must keep and primarily live at a separate main residential address.
- Weekends away and longer stays are fine.
- You can leave personal items and return as often as you like.
- Registering your caravan as your home address — for voting, GP, banking, etc. — is not permitted.
Proof of Main Residence
To comply with our licence and local planning permissions, we may occasionally ask for evidence of your primary home address. Acceptable proof includes a recent utility bill or bank statement, a council tax bill or mortgage statement, or a valid driving licence showing your current home address. We only need copies for verification and handle them securely.
Good to Know
- No council tax is payable on your caravan as it is classed as a holiday home.
- Using a caravan as a primary residence may breach your Licence Agreement and planning rules.
- If we contact you about residency, it's simply to keep the park compliant — we aim to do so kindly and respectfully.
Licence Length & Subletting
New static caravans are sold with a fixed licence period — typically up to 15 years depending on the model. If sold during this period, the remaining licence transfers to the new owner. Subletting or renting out your caravan is not permitted.
Step 3
Reserve Your Holiday Home
Once you've chosen your holiday home and pitch, a deposit is required to reserve it. This allows us to prepare your agreements and begin the next stage of the process. Proof of your permanent residential address may be requested as part of council compliance requirements.
Step 4
Review and Sign Your Agreements
After your deposit is paid, you'll receive your purchase and licence documents via e-signature. You'll be asked to review and sign the following:
- Welcome Letter — an introductory letter welcoming you as a new owner and outlining next steps.
- Purchase Agreement — the formal agreement confirming the sale of your holiday home.
- Licence Agreement — sets out the terms of your pitch licence, including fees, duration, and park conditions.
- Terms & Conditions — the general terms governing your ownership and use of the holiday home.
- Park Rules & Guidance — rules and expectations for all owners, covering behaviour, maintenance, and shared facilities.
The Park Rules form part of your Licence Agreement. Key areas covered include:
- Safety & security — follow all health and safety notices; you are solely responsible for securing your caravan. Only silent, monitored alarms are permitted.
- Occupancy — your caravan may not be used for sleeping more persons than the maximum sleeping capacity stated in your Licence Agreement.
- Condition of your caravan — keep the exterior clean and maintained. Do not change the exterior colour without prior written consent.
- Your pitch — keep the area around your caravan clean and free of rubbish, long grass, and weeds. Fake grass is not permitted.
- Utilities — switch off gas, electricity, and water when the caravan is unoccupied. Use 19kg propane bottles unless 47kg has been expressly agreed in writing.
- Vehicles & parking — all vehicles must be insured for road use. Max one car beside the caravan; additional cars must use the main car park. No quad bikes, trials bikes, or powered scooters.
- Behaviour — keep noise low after 21:00, with absolute quiet 23:00–07:00. BBQs and gatherings must finish by 23:00.
- Pets — well-behaved dogs permitted (max two, no breeds prohibited under the Dangerous Dogs Act 1991). Keep on a short lead at all times and clean up immediately.
- End of season — drain water systems, switch off gas/electricity/water, and store outdoor furniture securely. Closed-season inspection visits are permitted 08:30–16:30 with no overnight stays.
- Sheds & structures — written permission required before erecting any shed or external structure. One shed per pitch; max 8′ × 4′ × 4′ without express permission.
Step 5
Completion and Handover
Once the remaining balance is paid, we prepare your holiday home for use — including safety certification and final checks. Overnight use is not permitted until all safety checks are complete.
Step 6
Settle In and Enjoy
Once everything is ready, you'll receive your keys and be welcomed to the park. Minor snags can occur in new holiday homes and are usually resolved quickly through the manufacturer's warranty.
