At Premier Leisure Parks, we believe buying a holiday home should feel exciting and reassuring, not complicated or pressured. This guide explains how the process works, what you’ll be asked to agree to, and what ownership really involves.

How the Buying Process Works
Buying a holiday home is a significant decision, but it doesn’t need to be complicated. We keep the process transparent and straightforward, with support available at every stage.
Step 1: Choose the Right Park and Holiday Home
The first step is finding the park and holiday home that best suit your lifestyle. Premier Leisure Parks operates three distinct holiday parks:
- Greenways of Gower
- Green Meadow
- Whiteford Bay
Each park offers a different setting, atmosphere, and community. When you buy a holiday home, you’re not just choosing a caravan — you’re choosing where you’ll spend your downtime and create lasting memories.
Please note: We like to get to know our owners. For this reason, we will always arrange a meeting with the Park Manager before proceeding with a sale.
Step 2: Understand Running Costs and Key Information
Before paying a deposit or signing any paperwork, it’s important to understand the ongoing costs and conditions associated with holiday home ownership.
Pitch Fees
Pitch fees are an annual charge that contribute to the operation and upkeep of the park, including grounds maintenance, roads, staffing, and shared services.
Fees vary depending on the park, pitch location, and type of holiday home, and they are reviewed annually.
Utilities
Electricity is metered individually, so you only pay for what you use.
Gas is supplied via bottled propane, ordered through our head office. We require two bottles to be connected at all times for continuity.
Water is charged as a fixed annual amount. While section meters are used for monitoring, costs are shared evenly across the park.
Insurance
Holiday home insurance is mandatory. You may choose your own insurer, but proof of cover must be provided annually.
We recommend Leisuredays Insurance, whose policies meet our requirements. If you insure through Leisuredays, no administration fee applies.
Holiday Use
Our parks are licensed for holiday use only. Holiday homes cannot be used as permanent residences, and proof of a main residential address may be requested.
Holiday home owners do not pay council tax on their caravan.
Licence Length
New static caravans are sold with a fixed licence period, typically up to 15 years, depending on the model and agreement.
If the caravan is sold during this period, the remaining licence transfers to the new owner.
Subletting
Subletting or renting out your caravan is not permitted. Holiday homes are for personal use by you, your family, and invited guests only.
Step 3: Reserve Your Holiday Home
Once you’ve chosen your holiday home and pitch, a deposit is required to reserve it. This allows us to prepare your agreements and begin the next stage of the process.
Proof of your permanent residential address may be requested as part of council compliance requirements.
Step 4: Review and Sign Your Agreements
After your deposit is paid, you’ll receive your purchase and licence documents via e-signature.
Step 5: Completion and Handover
Once the remaining balance is paid, we prepare your holiday home for use. This includes safety certification and final checks.
Overnight use is not permitted until all safety checks are complete.
Step 6: Settle In and Enjoy
Once everything is ready, you’ll receive your keys and be welcomed to the park.
Minor snags can occur in new holiday homes and are usually resolved quickly through the manufacturer’s warranty.
